AML Training for Real Estate Agents UAE brokerages book so that every agent knows how to identify a buyer, spot a risky payment and escalate it correctly. Teams practise hands on with anonymised deal files, payment trails and goAML screens.
Generic AML courses talk about wire transfers and correspondent banking. This one talks about off plan reservations, cheques, developer payment plans and buyers who never visit the showroom.
Front line agents are often the only person who meets the buyer. We show them what to collect, what to notice and when to stop and call the compliance officer.
Content follows Federal Decree-Law No. 10 of 2025, its executive regulation and supervisor guidance for brokers, and we refresh material whenever the rules move.
Facilitators are senior compliance and risk practitioners who have built AML programmes, sat through inspections and reviewed real suspicious activity cases.
Agents who finish the course are each given a TrainingInUAE.com completion certificate, useful evidence for the training records an inspector may ask to see.
We agree an indicator first, for example complete KYC files or escalations raised correctly, and report back three months after the session.
An agent who can recite the definition of money laundering may still accept a bag of cash for a reservation fee. Behaviour changes when people handle a realistic buyer file, find the missing document and decide what to do while the client waits.
We read your AML manual, onboarding forms and escalation route first, so the training matches what your agents are expected to do.
The trainer covers a single duty, such as identifying the beneficial owner, in plain language with a property example.
Small groups examine an anonymised sale or rental file and list the gaps, risks and questions they would raise.
Agents practise asking for source of funds and further documents politely, and handling a buyer who refuses or pushes back.
Teams choose whether to proceed, apply enhanced checks or escalate internally, and explain why, without alerting the customer.
Three months later we sit down with your compliance officer, look at the chosen indicator and suggest refreshers where files are still weak.
Casework takes up close to 80% of the day. Short explanations of each rule are followed by agents reviewing deal files, rehearsing buyer conversations and walking through a goAML report on a training screen.
The outline tracks a property deal from first enquiry through to reporting and archiving, in eight steps. A one day course covers everything for agents, and compliance staff can add a deeper session on goAML and inspections.
How high value assets, cash, third party payments and complex ownership let criminals place and hide funds, and why brokers are a natural checkpoint.
🛠 Participants practise: Trace how illicit funds could move through a sample property purchase
Where agents sit under Federal Decree-Law No. 10 of 2025 and Cabinet Resolution No. 134 of 2025, the role of the Ministry of Economy and Tourism as supervisor and what that means day to day.
🛠 Participants practise: Map which of your own transaction types bring AML duties
Rating customers, payment methods, property types and geographies, and using the firm's business risk assessment to decide when standard or enhanced checks apply.
🛠 Participants practise: Risk rate five anonymised buyer profiles from your pipeline
Identifying individuals and companies, finding the beneficial owner behind a buying entity, screening for politically exposed persons and checking powers of attorney.
🛠 Participants practise: Complete a KYC file for a buyer purchasing through a company
Cash, payments from unrelated third parties, virtual assets, rapid resales, price anomalies and buyers indifferent to the property itself. What to ask and what to record.
🛠 Participants practise: Spot the red flags in a payment trail for an off plan deal
Targeted financial sanctions duties, screening customers against the UAE local terrorist list and United Nations lists, and what to do with a potential match.
🛠 Participants practise: Work through a screening alert and decide the correct next step
Internal escalation to the compliance officer, how suspicious transaction reports and Real Estate Activity Reports reach the FIU, and why tipping off a client is prohibited.
🛠 Participants practise: Draft the narrative for a suspicious transaction report on a training screen
Keeping transaction and identity records for at least five years, ongoing training duties, the compliance officer role and preparing for a supervisory visit.
🛠 Participants practise: Audit a sample deal file the way an inspector might
A secondary market agency, an off plan specialist and a leasing desk face different risks and documents. We study your mix of buyers, developers and payment routes, then build every case around it.
Your policies, onboarding forms and risk assessment are reviewed so terminology and steps match your internal procedures exactly.
With identifying details removed, your own deal types, nationalities of buyers and payment patterns become the exercises.
Agents get a practical front line session, while compliance and management get deeper material, in English, Arabic or bilingually.
Accountability under the law, approving the risk assessment, supporting the compliance officer and preparing the firm for inspection.
goAML reporting quality, enhanced due diligence, sanctions alerts, record keeping and running internal AML training.
Buyer KYC, recognising red flags in conversation and payments, and escalating concerns without tipping off the client.
Checking payment sources, receipts and cheques, filing records correctly and noticing unusual changes late in a deal.
On completion, every agent and staff member gets a TrainingInUAE.com certificate naming the topics they studied, a simple way to evidence ongoing staff training. Your HR or compliance file should log it as in-house training. It is no substitute for an industry AML qualification or for advice from your lawyers.

Federal Decree-Law No. 10 of 2025 replaced the 2018 AML law and came into force on 14 October 2025. Its executive regulation, Cabinet Resolution No. 134 of 2025, lists real estate brokers and agents among designated non-financial businesses and professions when they conclude purchase or sale transactions for customers. Their AML supervisor is the Ministry of Economy and Tourism, and they file with the Financial Intelligence Unit on goAML, including the Real Estate Activity Report introduced in 2022 for certain cash and virtual asset deals.
For a busy agency, the hard part is turning those duties into habits at the front desk. AML Training for Real Estate Agents UAE sessions focus on exactly that, using your own files and procedures. It is practical training, not legal advice, and we deliver it in Dubai, Abu Dhabi, Ras Al Khaimah and every other emirate, on site or live online.
KYC, red flags and escalation for front line agents in three to four practical hours.
All eight modules with full deal file casework and a goAML walk through.
A focused session for compliance officers on reporting quality, sanctions alerts and inspection readiness.
A yearly catch up on regulatory updates, emerging property schemes and what your own escalations revealed.
Interactive virtual sessions for agents spread across several branches or emirates.
Brokers and agents who conclude property purchases or sales for clients are designated non-financial businesses and professions under UAE AML rules, and training staff is one of their obligations. Agents meet buyers first, so they need to know how to identify customers, recognise red flags and escalate. Your compliance officer or legal adviser can confirm how the rules apply to your firm.
Yes. Material is built on Federal Decree-Law No. 10 of 2025, in force since 14 October 2025, together with its executive regulation, Cabinet Resolution No. 134 of 2025. We also follow guidance from the Ministry of Economy and Tourism for brokers and update the material when supervisors publish changes.
Yes. Participants see how internal escalation works, what a good suspicious transaction report narrative looks like and when a Real Estate Activity Report is expected. We use training screens and anonymised cases, never live filings, and compliance officers can book an extra session focused on reporting quality.
Our general AML programme serves banks, finance teams and many DNFBP types. AML Training for Real Estate Agents UAE is narrower and deeper: every case involves property deals, off plan payment plans, buyers using companies, cash and cheques, and the conversations agents have with clients. It suits brokerages that want training their agents recognise immediately.
No. The course explains the obligations and how to apply your firm’s procedures in practice. It does not replace advice from a qualified lawyer or your compliance adviser on specific transactions, and decisions on reporting remain with your compliance officer.
A half day briefing works well for front line agents. The full one day course covers all eight modules with casework. Compliance officers often add a separate deep dive, and many brokerages schedule an annual refresher so new agents and rule changes are covered every year.
Yes. Sessions can be fully Arabic, fully English or a mix. Our trainers give key compliance terms in each language, which helps agents explain document requests to buyers in the language the buyer prefers. Handouts, checklists and case files can be supplied in Arabic and English.
It depends on how many agents attend, how long and how many sessions you need, whether we train at your office or online, the language and how much casework we build from your own deal files. A compliance deep dive or annual refresher also adds scope. Email us a brief and our proposal comes back within 24 to 48 hours.
